Landlord is quite busy usually. So it is hoped to let the flat for at least 1 year minimal. (but don’t worry, it is not impossible to adjust it, if you really need it.). Pay, monthly by transferring money through a bank is acceptable. Caution fee is equal to your 2 month-renting fee, which is refundable if nothing in the flat as well as the flat itself is broken. Energy fee and administration fee and others are your responsibility.
Additionally, you are suggested to buy insurance for your renting, just in case. (it is around rmb100 for one year)
